We don't have actively climate-controlled units — the kind with HVAC that holds a set temperature and humidity. If you're storing fine art, a wine collection, certain medical equipment, or something else that genuinely needs 72°F at 50% humidity, we're not the right fit. There are climate-controlled facilities in Spring Hill and Brooksville that have those units.

What we do offer.

Every drive-up unit at Cortez Self Storage is concrete block — exterior walls and the interior walls between units. Not metal panels. Not wood-frame. Solid CMU on every side.

The trade-off is that concrete block is expensive to build — but it stays measurably cooler than metal. Florida summer afternoons hit the high 90s and humidity tops 90%. Inside a metal-panel storage unit at 4 p.m. in August, the temperature can run 15-20°F hotter than outside because the metal radiates heat all day. Block walls don't do that.

For ordinary household contents — furniture, boxes, appliances, holiday decorations, contractor tools, retail inventory, seasonal items — concrete-block drive-up units handle Florida just fine. That's what most of our tenants store.
